For residential extensions and loft conversions, the following stages describe the design process to develop your project and gain the required permissions for Planning & Building Regulations.
Stage 1 – Initial Consultation (no fee or obligation)
I start the process with a visit to your home, to discuss your initial ideas and the requirements of your project. I will then provide a quotation for the extent of service to be provided which will include a breakdown of the services and costs for each stage. There is no fee for this initial stage consultation.
Stage 2 – Survey & Brief Confirmation
If appointed to proceed with the project, I will carry out a measured survey of the building to produce existing drawings. We will have further discussions to confirm the project brief, and I will advise if the services of other consultants such as a Structural Engineer will be necessary. I will also advise any third-party fees such as Planning and Building Regulations fees to the Local Authority.
Stage 3 – Concept Design
I will commence preliminary design work and produce drawings showing proposals for the project. These will form the basis for further discussions to ensure the design fulfills your requirements. The design is fluid at this stage and the drawings can be modified if necessary until a final scheme is agreed upon.
Stage 4 – Submission of Planning Application
Once the design is finalised, I will develop the drawings further and produce the documentation required to submit the planning application to the Local Authority. Once all drawings and design statements are ready, I will submit the application to the Local Authority on your behalf.
Stage 5 – Submission of Building Regulations Application
Once planning approval has been obtained (and if Stage 5 of the scope of service has been requested), I will prepare Building Regulations drawings and specifications. Once all documents are prepared, I will submit the application to the Local Authority on your behalf and liaise with the Building Control Officer to ensure approval is obtained.
